No roots unfortunately. The cracks are where our house joins to our neighbor's, and where the garage joins on to the house. I guess it happened when the house settled.

The best way to fix foundation leaks is to give the water somewhere else to go. If you live on a sloping lot get a backhoe to dig around your foundation and then run a line downhill. If you're on the lowest part of the area, a french drain is your best bet.
You can patch all you want but if you have water around your foundation with nowhere to go it's going to find its way in.

You need to dig around the outside of your house where the crack are and parge it from the outside. A rubber like paint will then be used and plastic wrap and drainage board will then be applied.

In order to stop future leaks from happening, you'll need a weeping tile (pipe) around the outside of the foundation which will run excess water from the foundation into the sewers.

Our drainage is good, just that the foundation cracked when the house settled.

We're going to dig it out in the spring, and get a foundation specialist to come and fill the crack, put a new membrane on, etc.

Just sucks - my savings for car parts just took a huge hit :/

The good part is that at least the money is going towards an investment.

Nope. I was secretly hoping he was getting water so we could split the cost, but he doesn't have any problems.

I got to be up early in the morning anyways to drive my parents to the airport. Plus that's my only dayoff during the week since ur busy on the weekend.
